Developers turn attention toward Campeche state

2020 By Megan Dillinger

TRAVEL WEEKLY

INSIGHT, MEXICO INSIGHT

As Merida and the rest of the state of Yucatan come into the spotlight, travelers looking for the next hot destination are setting their sights on Campeche. Developers are taking notice and are already on track to start developing the next "Mexican riviera."

Campeche, directly to the west of the state of Yucatan, is one of the three states that make up the Yucatan Peninsula, along with Yucatan and Quintana Roo. With an extended coastline that hugs the Gulf of Mexico, and the rest of the state shrouded in undeveloped jungle, it presents a wealth of off-the-beaten-path travel opportunities that investors and travelers in the know are capitalizing on. In fact, according to Expedia, Campeche is one of the top trending travel destinations for 2020.

$200 million is being poured into Sabancuy, Campeche, on the coast of the Gulf of Mexico. The destination is being hailed as Playa Mundo Maya. The tourism project will take up an area of 148 acres, which will include bungalows, two pools, a restaurant, beach club, shops, a spa facility and an exhibition center. There is also talk of more eco-hotels being developed in the future.

The new "hotel zone" is being designed with the traffic from the Mayan train route in mind, opening up new beach destinations all along the edge of the peninsula that have been previously overshadowed by Cancun. Today, Sabancuy is a quiet inlet with powdery white sand that is often the nesting ground for turtles. The closest city is Ciudad del Carmen, which is where the nearest airport is located. While a completion date has not been announced, the permits have been approved to break ground.

The development of the coastline is going to highlight the rest of what the state of Campeche has to offer, from dozens of Mayan ruins to the Calakmul Biosphere Reserve, and the Historic Fortified Town of Campeche, which is a Unesco World Heritage Site, and one of the most postcard-perfect examples of colonial Mexican architecture.

The state has 17 archaeological sites, including Calakmul, which is the largest Mayan city that has ever been discovered. In fact, the ruins are recognized by Unesco as a Cultural Heritage of Humanity. Within the jungle, which makes up more than half of the state, there are more than 86 species of mammals, including jaguars and pumas.

Campeche has bones for the luxury community, as well, with gorgeously renovated historic haciendas that have been turned into five-star hotels. Take, for example, the Hacienda Puerto Campeche, a Luxury Collection Hotel, located directly in the Centro Historic of Campeche's capital. The brightly colored oasis within the downtown is a haven of hospitality. The 16th century retreat features beautiful gardens, stunning rooms, a beautiful restaurant, and a pool that has been built out of the crumbling ruins of the former hacienda that used to live on this land.

Outside the city, the Hacienda Uayamon was built in 1700 and today provides an urban respite to enjoy the countryside outside the capital city. Dark wood and colonial furniture set the tone for enjoying beautiful suites (some with private pools), fine dining and the raw, untamed jungle of the wilderness of Campeche. One of the best perks of the hotel is strolling through the candlelit gardens, or taking the quick trip to the Mayan archaeological site, Edzna.

While destinations like Merida and the coast of the Yucatan are picking up steam, Campeche is waiting in the wings. Now is the perfect time to see all that this state has to offer, before everyone else catches on.

-February 17, 2020

A new Hotel Zone in Campeche aligns with the Mayan Train project.

Merida, Yucatan — A group of national and foreign businessmen who have investments in Yucatan presented the PLAYA MUNDO MAYA beach holiday resort destination that would feed off the MAYAN TRAIN and build up miles of unspoiled beach.

The tourist destination, between Isla Aguada and Sabancuy, next to federal highway 180 in Ciudad del Carmen, is billed as an “eco-tourism” mini-city called Ah Kanan. Details of the project were announced at a press conference Thursday.

Representatives of the investors announced that there are several businesses, many with foreign investment, which are opening in Mérida and Campeche, waiting for the new hotel zone.

The 148-acre stretch of Campeche Beach is owned and operated by Merida-based The Global Property Service Group. It will be one of the new attractions, in addition to the remote archaeological sites, accessible by the planned Mayan Train.

Around US$200 million will be invested in the complex, and entrepreneurs from Monterrey, Mexico City, the United States, Canada, Europe, Singapore and South Korea will participate, a spokesman said. Two Billion USD for Eco-Tourism Plan

http://tribunacampeche.com/carmen/2019/11/15/dos-mmdd-para-plan-ecoturistico/

With an investment of more than two billion dollars, foreign investors will build a hotel zone for ecotourism between Isla Aguada and Sabancuy, Campeche in Yucatan Peninsula, which in three phases intends to occupy around 600 hectares in which they could offer a space with services of bungalows in the area of the estuary, but also beach area. According to Ramón Trejo Castro, a businessman from Sabancuy, for several years foreign investors had asked the Campeche authorities for their intervention to obtain the permits from the Ministry of Environment and Natural Resources (SEMARNAT), and it was until June 10, when the Environmental Impact Manifesto (MIA) was issued in which they authorize the construction of the “Interpretive and Eco-Tourism Center for the conservation of the sea turtle Ah Kanan” which will be in charge of The Global Property Service Group S. de RL de CV.

The permit issued by the Campeche delegation of the SEMARNAT dictates three years for the preparation and construction of the project, the work is begun in the first months of 2020, bringing with it the employment opportunity for the region.

“SEMARNAT authorized the first stage to build the first ecological hotels that will give us a guarantee so that we can continue making investments later, it is a strong investment but it will be worth it. The Sabancuy town deserves that and more, the greater part of the people that make up our project are foreign people, everything is ecotourism, the amount of the investment is for now about two billion dollars. Our intention is to start working at the beginning of next year.”

The first phase of Ah Kanan includes a reception area, parking area, solar energy, bungalows, observation tower, two pool areas, a restaurant, beach club, shops, spa facilities, and an exhibition center. According to the master plan, the rest of the units will be built in two phases. Eco-hotel building lots are available with owner financing. The very low land price is expected to increase next years to the same level as it is in the hotel zones already built-in Cancun, Playa del Carmen, Riviera Maya and in Tulum in Quintana Roo and the Yucatan States, it is an excellent investment opportunity.

Playa Mundo Maya, Beach Holiday Destination Underway in Campeche Coast

Jul 22, 2019 11:05 PM CDT

The new beach holiday destination is located out of the sargassum and hurricane path in the Gulf of Mexico side of the Yucatan Peninsula, Isla Aguada.

Merida, Mexico, July 22, 2019 - Isla Aguada has the most attractive white sandy beach in the State of Campeche and this area is set to be the new tourism hot spot: Playa Mundo Maya.

An upcoming eco-hotel zone is planned to be developed in the 12 km-long beach to the north of Isla Aguada. To boost development, in June 2019, The Global Property Service Group, the biggest landowner in the area, was authorized to build the first eco-hotel resort and marine life observatory. Several projects will be following. Eco-bungalow hotels, spas, retreats and luxury eco-resorts will be built during the coming years. Both the government and the GPS-Group aim to transform the island into the most attractive sustainable tourist destination in the Yucatan Peninsula.

The eco-hotel zone will be a huge benefit to local people as the land price is expected to increase and residents are opening their businesses to serve all the visiting tourists. Local people can run every type of business to respond to the growing market’s demand. They will feel delighted with more job opportunities which ultimately raise their standard of living.

Investors have turned their attention to Playa Mundo Maya, as, at the moment, the land price on the island is much lower compared to the other beach areas in Yucatan Peninsula, where the huge demand from international hotel companies has been pushing prices much higher in recent years. Regarding the local real estate company: Campeche Realty, the average oceanfront linear meter price on Isla Aguada beach now is $35,000 USD to $55,000 USD per linear meter compared to over $190,000 USD per linear meter along the Riviera Maya, Quintana Roo coastline. Furthermore, the beaches of Isla Aguada are some of the finest in the region. Playa Mundo Maya has a unique original white sandy beach in Campeche state. The water is relatively shallow, which makes the coastline appear turquoise.

For many hotel owners who have faced last year's nasty seaweed problem in the Mexican Caribbean coastline, Playa Mundo Maya presents a natural choice to build their second eco-hotel as the millions of tons of seaweed have been piling up in Cancun, Riviera Maya and nearby beaches in Tulum, Playa del Carmen, and Holbox.

The Playa Mundo Maya is located on another side of the Yucatan Peninsula on the safe side of the Mexican Gulf, which is away from the sargassum path and the high-risk of the hurricane impact.

The new Mayan Train railway (Tren Maya) is expected to bring 3 million tourists to the area. The $6.5 billion rail project would link towns, cities and tourist attractions in five southern states. It is expected to transport 8,000 passengers per day. The train project will trigger real estate investment of at least 150 billion pesos (US $7.9 billion), according to the chief of the National Tourism Promotion Fund (Fonatur). The government says that the construction and operation of the Mayan Train will generate employment and economic prosperity in the whole southeast of Mexico.

Isla Aguada and the state of Campeche have all the same ingredients for success as Playa Del Carmen or Cancun had 20 or 30 years ago, including pristine beaches and lagoon, Mayan ruins, and world-class fishing to name a few.
